Adjacent to the Upper East Side, the Lower East Side heads south along the lake and blends into downtown. As the mansions trickle down, the high-rise condominiums begin — along Prospect Avenue overlooking Lake Michigan, through downtown, and along the Milwaukee River, development is everywhere. The area includes historic Brady Street, Yankee Hill, Juneau Town, Kilbourn Town and the Historic Third Ward, and boasts the Santiago Calatrava-designed Milwaukee Art Museum, the Summerfest grounds and amphitheater, the Milwaukee Yacht Club and sailing center, Discovery World, the RiverWalk, theaters, galleries, shops and restaurants.

Many people are moving downtown to be close to all the action. For investors, that means condominiums, mixed-use buildings with storefronts below and apartments above, and the occasional Lower East Side duplex or small apartment building.
