Bay View sits on Lake Michigan just south of the Milwaukee harbor, and many people call it the “new East Side.” Once its own village before joining Milwaukee in 1887, it has a housing stock that mixes bungalows, Victorians, duplexes and a few mansions. South Shore Park and the South Shore Yacht Club offer spectacular views of the downtown skyline, along with lakefront biking and hiking trails, and Humboldt Park anchors the west side of the neighborhood. Kinnickinnic Avenue is lined with coffee shops, cafés, bookstores and bars alongside long-established pizza parlors, taverns and shops.
Many younger buyers are moving to Bay View for its artsy community and fun atmosphere, and the neighborhoods to the south — Fernwood, Tippecanoe and Saveland Park — add quieter blocks of bungalows and duplexes close to the airport and the lakefront. Strong demand from owner-occupants has pushed Bay View duplex prices up, so investors need to be realistic about what today’s rents will actually support. Carole runs those numbers before you write an offer.
