Privacy Policy

This Privacy Policy explains how BuySellDuplex.com (the “Site”), operated by Carole Wehner and Milwaukee Executive Realty, LLC (“we,” “us” or “our”), collects, uses and protects information about visitors. By using the Site, you agree to the practices described here. This policy should be read together with our Terms of Use.

1. Information you give us

When you use the contact form or the “Request info or a showing” form, we collect the information you choose to provide, such as your name, e-mail address, phone number, preferred contact method, property addresses or MLS numbers you are interested in, preferred showing times, whether you plan to live in a property or invest, and any message you write. Please do not send account numbers, Social Security numbers or other sensitive financial information through the Site.

2. Information collected automatically

• Server logs. Like most websites, our web server records technical information such as your IP address, browser type, the pages you request and the date and time of each request. These logs are used for security, troubleshooting and preventing abuse.
• Form security. To block spam and automated attacks, we record the IP address and time of each form submission and keep a one-way (hashed) version of your IP address with each request we store. We may use Cloudflare Turnstile, a security service that checks whether a visitor is a person; Cloudflare processes limited technical information to do so under its own privacy policy.
• Cookies. The Site uses a session cookie that keeps forms secure, and a cookie named bsd_saved that remembers the properties you save with the heart button (for up to 90 days) so you can request information on them. These cookies are not used for advertising. You can delete them at any time in your browser settings.
• Analytics. If analytics are enabled, we use Google Analytics to understand how visitors use the Site in aggregate. Google may set its own cookies. You can opt out with Google’s browser add-on at tools.google.com/dlpage/gaoptout.

3. Third-party content

Pages on the Site load fonts from Google Fonts, map tiles from OpenStreetMap, listing photos and documents from the Metro MLS photo service (Spark Platform), and, on some pages, video from YouTube’s privacy-enhanced mode. When your browser requests that content, those providers receive your IP address and standard browser information under their own privacy policies.

4. How we use your information

• To respond to your questions and requests, provide property information and schedule showings;
• To provide real estate brokerage services you request from Carole Wehner and Milwaukee Executive Realty, LLC;
• To keep a record of inquiries we receive;
• To protect the Site and its users from spam, fraud and abuse; and
• To comply with legal, licensing and recordkeeping obligations.

5. How we share information

We do not sell, rent or trade your personal information. We share it only:

• Within Milwaukee Executive Realty, LLC, so that we can respond to you;
• With other parties to a transaction (for example, a listing agent, lender, inspector or title company) when you ask us to act on your behalf or a transaction requires it;
• With service providers that host the Site, deliver e-mail or provide security services, who may use it only to provide those services; and
• When required by law, subpoena or court order, or when we believe in good faith that disclosure is necessary to protect our rights, your safety or the safety of others.

6. E-mail and phone contact

If you contact us, we will reply using the contact information you provide. We will not add you to a marketing mailing list without your permission. If you prefer not to hear from us, tell us and we will stop.

7. Data retention and security

We keep inquiries for as long as needed to serve you and to meet our legal and recordkeeping obligations. We use reasonable administrative and technical safeguards, including encrypted (HTTPS) connections, restricted access to stored inquiries and protections against automated form abuse. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

8. Children

The Site is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13.

9. Links to other websites

The Site links to websites we do not control, such as municipal websites, the U.S. Census Bureau and Milwaukee Executive Realty. Their privacy practices are governed by their own policies.

10. Your choices

You may ask us to tell you what personal information we hold about you from Site inquiries, to correct it, or to delete it, subject to any legal or licensing requirements to keep certain records. You can also clear the Site’s cookies in your browser at any time. Contact us using the information below.

11. Changes to this policy

We may update this Privacy Policy from time to time. The effective date above shows when it was last changed. Your continued use of the Site after a change means you accept the updated policy.

12. Governing law

This Privacy Policy is governed by the laws of the State of Wisconsin, as described in our Terms of Use.
