Owner-occupant buyers compare your property with other two-family homes nearby and ask what it would cost them to live there. Investors compare its net operating income, cap rate and price per unit with everything else on the market. Carole looks at both — recent duplex sales in your neighborhood and the property’s actual income and expenses — so the list price holds up with appraisers, lenders and experienced investors.
The records that sell an income property
- A current rent roll: units, rents, lease end dates and security deposits
- Copies of current leases and any written rules or addenda
- One to two years of income and expenses: taxes, insurance, water/sewer, utilities you pay, repairs
- A list of improvements with dates — roof, furnaces, water heaters, windows, electrical
- Any permits, inspection reports or code-compliance letters

Showing a tenant-occupied property
Your tenants have rights during a sale. Wisconsin law requires advance notice before entering an occupied unit for a showing, and cooperative tenants make a big difference in how a property presents. Carole schedules showings to limit disruption, prepares tenants in advance, and can market the property with photos taken while units are vacant or freshly cleaned.

Selling a rental can trigger capital gains and depreciation recapture. Many investors defer those taxes with a 1031 exchange into another investment property, which has strict timelines and requires a qualified intermediary.
